Delwest Housing Opportunity for DPS Teachers: FAQ

DPS Foundation is thrilled to announce a partnership with Delwest, which will be providing free housing for one year at the Park Hill 4000 apartments for up to two DPS educators. This community is located at 4000 North Albion Street Denver, CO 80216. The apartments in the drawing will be for two one-bedroom apartments. Once selected as a winner, the housing is not guaranteed until final authorization from Delwest following the application process.

What are the Delwest Rental Application requirements?

  • The drawing may only be entered one-time per teacher and must be filled out by the awarded recipient of each unit.
  • Occupants age 18+ will be required to complete an application (credit and background checks included).
  • The Delwest team will need to collect completed applications a minimum of ten days prior to the move-in for screening purposes.
  • DPS classroom teachers and paraprofessionals within the district are eligible to apply. For this drawing, “classroom teachers” are defined as licensed teachers that are educating students full-time in DPS classrooms.
  • Upon expiration of the initial 12-month lease, any renewal lease offered will be at the market rates, and the resident will be fully responsible for rent. A lease renewal is not guaranteed.
  • DPS, DPS Foundation and Delwest would like to share this news and promote on social media, email newsletters, etc. Please provide your consent on the drawing form.
  • Delwest is requesting light community engagement in exchange for free rent. Residents will serve as Community Ambassadors, contributing ~1–2 hours/month.
    • Share Your Story: Provide a short testimonial, participate in a resident spotlight, and leave honest online reviews.
    • Lead or Host Events: Run a book club, game night, or offer weekly homework help or casual “teacher office hours.”
    • Support Outreach: Refer fellow educators and take part in occasional media or PR opportunities.
  • Occupancy limits are as follows:
    • One Bedroom Apartment has a maximum of 2 occupants

What is the Rental Criteria for DPS teachers?

  • Application fee, Security Deposit and Lease Administrative fees will be waived for applicants of the DPS Program. If you leave the district and no longer work as a DPS educator during the 2025-2026 school year, then you must work directly with Delwest as your landlord to pay market rate for the apartment to continue residency. 

What fees are associated with the Lease Agreement through this special DPS educator opportunity?

  • Lease Agreement – through the duration of this lease term, the entirety of the base rent amount ($) will be offered to the DPS program as free rent.  
  • Winners of this opportunity are required to pay a $1,799 nonrefundable deposit prior to the lease start date to hold their spot
  • All standardized lease addendums, Community Specific Terms and Community Policies will apply and must be signed by all occupants as part of the lease agreement.
  • All utilities will be paid by the tenant.
  • A single-car garage is included.
  • Pet qualifications are required. Fees apply and to be paid by the resident.
  • This is being categorized as a 100% discount by the developer. As a result, there are potential tax implications and fees associated with this opportunity. Please consult with a tax professional if you have additional questions.
